APPLICANT MUST APPEAR AT THE MEETING

  1.   818-820 Evans Street
    Appeal of Juan Gonzalez for a Use Variance to establish an Auto-Repair Garage in accordance with the 12/7/00 Zoning decision in addition to the conversion of the current dwelling into a two-unit dwelling. The previous auto repair garage was damaged by fire and ceased operation in 2006.

  2.   408 N. New Street
    Appeal of David and Wendy Littner Thomson for a Special Exception to modify the conditions set in the February 22, 2012 Board Decision. The applicants would like to increase the hours of operation of her counseling services from Mon., Tues., Thurs., Fri. 10AM to 8PM to Mon., Tues., Wed., and Thurs. 10AM to 8PM and occasionally Sat. and Sun., all by appointment only. The applicants are also requesting a variance to include small group yoga therapy on the premises.

  3.   202 Wyandotte Street & 267 Cherokee Street
    Appeal of John Noble/NIP Wilbur, LLC for Use and Dimensional Variances. The applicant is proposing to demolish the existing masonic temple and construct a 4,200 sq.ft. addition onto the existing mansion for offices. In addition, the applicant is proposing to construct a 4-story multi-family residential buildings with a 1-story lobby in the center, housing 64 residential units. The applicant needs the following variances: Use Variance for the Office use in the addition to the mansion. Lot area per dwelling unit: required: 4,000 sq.ft.; proposed: 2,736 sq.ft.; front yard setback: required: 80’ along Brighton Street for the residential building; proposed: 45’. Rear yard setback: required: 69.5’; proposed: 30’. Maximum building length: Permitted: 180’; proposed: 330’. Increase the allowable off-street parking in the front yard: Permitted: up to 50% of the front yard; proposed: 80%.
