Notice is hereby given that the ZONING HEARING BOARD will have a meeting in ROOM B-504, 10 E. Church Street, Bethlehem, PA, on Wednesday December 15, 2010 at 7:00 PM, for the purpose of hearing the following appeals.

1. 748 E. Ettwein Street
Appeal of lessee Cross Fit 610, LLC for a use variance to
allow a cross fit-fitness training facility on the first floor
of a structure which includes two apartments on the second
floor. The first floor is currently vacant, formerly used
to manufacture countertops, and other. Applicant further requests
an interpretation that the current parking at the premises
is adequate for all existing and proposed uses, or in the
alternative a variance relating to same. [Articles 1316.02(a);

2. 709 Hillside Avenue
Appeal of owner Patrick Ruggiero for dimensional variances
from the Steep Slope Article for lot size and impervious coverage
to construct a two-family dwelling. Most of the parcel is
15 to 25% slopes, some areas of slopes are between 25% and
35%, and over 35% slopes. Minimum required lot size-10 acres,
proposed - 6,438.5 SF; maximum allowable impervious coverage-5%,
proposed 39.5%. This property was before the Board in 2005
and approved for a similar appeal, however for a single family
detached dwelling. [Articles 1308 refers to 1307.02.a.3; 1318.29;

3. 1305-07 E. 4th Street
Appeal of lessee Fabian Shorey for a special exception to
convert a lawful non-conforming use (Beauty Salon) to Retail
Service and Sales. The current use of the building includes
five apartments and two commercial spaces. One currently vacant
commercial space is the proposed retail use. [Articles 1308.02;
1323.07; and 1325.07]

4. 612 Cherokee Street
Appeal of owner Stavros Kiprizlis for a use variance to maintain
an attached addition to an existing one family semi- detached
dwelling and use the addition for a dwelling. A two family
attached dwelling will be created on the property. Applicant
also request variances from the area, yard, and building regulations,
and number of stories. Required development area-5000 SF,
proposed-2600 SF; lot area per dwelling-2500 SF, proposed-1300
SF; required side yard setback-4’, proposed-0’,
max. allowable stories-2 ½, proposed-3. {Articles 1308.02;
