The above-referenced Site Plan is being submitted as a Density Review in the Commercial Business District. There is currently one commercial unit on the 1st floor, and the applicant is proposing to change the residential unit on the top floors from one dwelling unit to two apartment units.

The applicant proposes to consolidate two existing lots of record and create a mixed residential-commercial development containing a three-story, 32 unit apartment building and a 12,000 sq. ft. commercial building on a 2.6 acre lot.
C. (10-001LD) –PBS BROADCAST FACILITY LAND DEVELOPMENT PLAN and WAIVER REQUEST

This project proposes to construct a 19,500 square foot broadcasting facility with 21 parking spaces on a 1.2 acre lot. A parking waiver is also requested.

D. (10-002MLD) –TOWER ONE PARTNERS DEWBERRY AVENUE CELL TOWER MINOR LAND DEVELOPMENT PLAN – 201 Dewberry Avenue, Zoned I, Ward 14, plan dated March 8, 2010

This plan proposes the construction of a 150’ communications monopole and an equipment shelter within a leased, 2,470 sq. ft., fenced area on a lot that is currently owned by the City of Bethlehem.
