Notice is hereby given that the ZONING HEARING BOARD will have a meeting in TOWN HALL, 10 E. Church Street, Bethlehem, PA, on Wednesday December 16, 2009 at 7:00 PM, for the purpose of hearing the following appeals.

ALL APPLICANTS MUST APPEAR AT THE MEETING

1. 1413 Philip Street
Appeal of Habitat for Humanity of the Lehigh Valley for dimensional variances from the steep slope development standards to construct a 2 ½ story single family detached dwelling. The reasonable estimate of the natural slope is between 15% and 25%. Minimum lot size – 1 acre, proposed – 4,000 square feet. (Articles 1308.02.a, 1318.29, 1318.29.c, 1325.06)

2. 808 Linden Street
Appeal of Michael X. Zumas for a dimensional variance from the total development area and the lot area per dwelling unit to change a first floor lawful non-conforming commercial space to a dwelling unit. Current use on the property is a mixed use, 1 commercial unit (1st floor) and one residential unit (2nd floor) structure. (Articles 1307.02.a, 1307.02, 1318.01, Table A-2, 1325.06)

3. 1235 Pembroke Road
Appeal of Pedro Figueroa for a special exception to change a lawful first floor non-conforming laundry to a 6 chair barbershop. Currently, the property has one building with a mixed commercial (laundry) and two residential dwelling uses. Also, applicant request a variance from the off-street parking requirements to place the required 9 additional parking spaces off-premise for the barbershop. 4. 1116 Marvine Street
Appeal of Pedro Figueroa for a special exception to construct an accessory, 10 space parking area on a property which has a primary single family detached dwelling use. The parking will satisfy the 1235 Pembroke Road proposed commercial use (barbershop). Articles 1308.02.c.1 refers to 1307.02.c.2, 1325.08. (e), 1325.07)

5. 2224 Industrial Drive
Appeal of Calvary Chapel Living Water for use and sign variances to have a “Place of Worship” in an area of an existing building in the Planned Industrial Zoning District. (Articles 1315.02, 1325.06)

6. 238 W. Goepp Street
Appeal of Silk Mill Partners, L.P. to alter the former land development and parking plan previously approved by the Zoning Hearing Board on August 26, 2009.
In lieu of razing three buildings, the three structures will remain for future apartment use. In the new west parking area, 8 spaces require the following dimensional variances:
The minimum distance from parking spaces and drive aisles to Building D; required – 15’, proposed – 5’.
The minimum required parking stall width; required – 9’, proposed – 8’.
The minimum required stall depth; required – 19’, proposed – 17’.
