Notice is hereby given that the ZONING HEARING BOARD will have a meeting in
Town Hall, 10 E. Church Street, Bethlehem, PA, on
Wednesday August 26, 2009 at
7:00 PM, for the purpose of hearing the following appeals.

ALL APPLICANTS MUST APPEAR AT THE MEETING

1. 612 Montclair Avenue – CONTINUED FROM JULY
Appeal of Mauricio Zavatti for a dimensional variance from the 8’ clear sight triangle on one side to construct a parking area on the property. Required clear sight distance – 8’, proposed – 5’6”. (Articles 1308.02; 1308.04, 1319.01.a.1, 1318.06, 1325.06)

2. 238 W. Goepp Street
Appeal of Silk Mill Partners, LP for dimensional variances to construct a 215’ x 50’ four story multi-family building with 96 units. The building will be to the rear of an existing silk mill structure, approved for 55 dwelling units. The total proposed dwelling units on the property would be 151. Also, the applicant requests dimensional variances from the off street parking design standards.
Maximum allowable dwelling units – 116, proposed – 151;
Maximum allowable length of building – 160’, proposed – 217’;
Minimum distance from parking spaces and drive aisles to new building – 15’, proposed – 5.5’;
Minimum parking area setback abutting residential lots (221-233 W. Fairview Street) – 10’, proposed – 0’;
Minimum buffer between parking areas and street line (W. Goepp Street) – 3’, proposed – 0’;
Required screening (fence, wall, evergreen plantings) between the parking area and residential lots that abut directly or across a street (221-233 W. Fairview Street and W. Goepp Street) – proposed-no screening
Minimum required parking stall width – 9’, proposed – 8’;
Minimum stall depth – 19’, proposed – 55 of 306 - 17’;
Minimum width of drive aisle for two-way traffic – 25’, proposed – 24’;
No parking area exceeding 40 cars permitted without 6’ wide planting strip buffer – proposed-68 without buffer

3. 3131 Linden Street
Appeal of Elias Market for variances from the allowable expansion and building coverage to construct an additional 4,843 square feet of warehouse onto an existing non-conforming market. The formerly approved market building with additions has reached the allowable 50% expansion with the existing 14,436 square feet, proposed – 100% expansion or 19, 279 square feet; allowable building coverage – 15%, proposed – 24.32%

4. 102 W. Langhorne Avenue
Appeal of David and Mary Mittl for a dimensional variance from the side yard setback to construct a two story addition attached to a single-family detached dwelling. Required side yard setback – 20’, proposed – 3.16’ (Articles 1304.02, 1304.03, 1318.01, 1318.14, Table A-1, 1325.06)
Record Lot – 100’ x 400’ irregular RR – Residential Zoning District.

5. 3464 Linden Street
Appeal of James & Cathy Snell for a use variance to change a permitted landscaping and nursery business to a medical equipment and supply-office and retail facility. Also a dimensional sign variance is requested to duplicate the existing signage, a wall sign of 95.2 square feet and two gate signs measuring 10 square feet each. (Articles 1305.02.a, 1305.05, 1320.08, 1325.06).
