Notice is hereby given that the ZONING HEARING BOARD will have a meeting in the Ground Floor, North Branch of the City of Bethlehem Library, 11 W. Church Street, Bethlehem, PA, on
Wednesday, February 25, 2009
at
7:00 PM, for the purpose of hearing the following appeals.

1. 610, 612, 626, 634, 720 Stefko Boulevard
Appeal of Nitschmann, LLC for a use variance to construct a 4-story assisted living/memory care facility and a 2-story medical office building. Also, applicant requests a dimensional variance from the front yard setback to construct the medical office building. Required front yard setback – 20’, proposed – 8’. (Articles 1316.02.a, 1316.03, 1318.01, 1325.06, Table A-4, Footnote 8)

Appeal of Emilio Alverado, in response to a cease and desist, requests a dimensional variance from the rear yard setback to convert an existing single-family detached dwelling to a two family detached dwelling. Appeal of Wilfredo Soto for a dimensional variance from the off-street parking requirements to have 3 employees in a barbershop. Required additional off-street on premise parking – 4 spaces, proposed – 0. (Articles 1311.02.a, 1311.04, 1319.01.a.28, 1325.06)

4. 824 Main Street
Appeal of Nicholas Bozakis for a special exception and a dimensional variance from the off-street parking requirements to change a lawful non-conforming use (previous notary office) to another non-conforming retail phone service. Required additional parking –2 spaces, proposed – 0. (Articles 1307.02.a., 1307.04, 1323.07, 1319.01.a.22, 1325.06, 1325.07)

5. 634 Stefko Boulevard
Appeal of Nitschmann, LLC for a use variance to temporarily lease a building for a household consignment and gift shop. Previous use have been zoning approved for commercial and industrial retail, and a day-care center. (Articles 1316.02.a, 1323.02.b, 1325.06)
