Notice is hereby given that the ZONING HEARING BOARD will have a special meeting in Town Hall, 10 E. Church Street, Bethlehem, PA, on Wednesday, April 24, 2007 at 7:00 PM, for the purpose of hearing the following previously continued appeals.
ALL APPLICANTS MUST APPEAR AT THE MEETING
1. 45 West North Street
Appeal of Posh North Street Tower, LP, for an interpretation
of Articles 1319.04 and 1319.05.a.5 to determine whether the
loading zones meet the requirements of the zoning ordinance.
In the alternative, the applicants are requesting a variance
to Articles 1319.04, 1325.06 and 1319.05.a.5 to allow the
use of the two 12’x35’ off street loading spaces
with maneuverability on North Street..

Appeal of Armando Villani for dimensional variances to subdivide
the property into one single family detached dwelling and
four lots with single family semi-detached dwellings on each
lot. Appeals are as follows: Overall site: required minimum
development area: 16,000 square feet; proposed area: 10,400
square feet. A dimensional variance is also requested for
the minimum lot depth. Required: 100’; proposed: 80’.
Single family dwelling: Articles 1307.03, 1318 and Table A-2.
Lot Width: required: 40’; proposed: 30’; Lot Area:
required: 4,000 square feet; proposed: 2,400 square feet;
Side Yard Setback: required: 6’ one side; 12’
total; proposed: 3.6’ and 3.8’ for a total of
7.4’. Maximum building coverage: required: 35% or 840
square feet; proposed: 42.9% or 1,030 square feet. Single
Family Semi-detached dwellings (4 lots): Articles 1307.03,
1318, 1325.06 and Table A-2. Lot Width: required: 30’
each; proposed: 25’; Lot Area: required: 3,000 square
feet; proposed: 2,000 square feet; Maximum height: required:
2 ½ stories; proposed: 3 ½ stores. Maximum building
coverage: required: 35% or 700 square feet; proposed: 38%
or 760 square feet.
