Notice is hereby given that the ZONING HEARING BOARD will have a meeting in Town Hall, 10 E. Church Street, Bethlehem, PA, on Wednesday, January 24, 2007 at 7:00 PM, for the purpose of hearing the following appeals.

ALL APPLICANTS MUST APPEAR AT THE MEETING

1. 1875 W. Market Street
Appeal of Richard and Karen Orlemann for a dimensional variance from the Table of Area, Yard and Building Regulations to create a 3-lot subdivision. (Required width for a two family detached dwelling – Lot 2A – 50’, proposed 49.90’. Articles 1308.03, 1318.01, Table A-2, 1325.06)

Appeal of Alison Prosperi for a special exception to have a ‘Home Occupation’ massage therapy practice in the residence. (Articles 1302.39, 1306.2.c.4, 1325.07)

3. 1610-1626 Best Place
Appeal of Anthony Builders for dimensional variances from the Area, Yard and Building regulations for the following: To allow construction of a seven unit condominium dwelling in excess of 2.5 stories; and to allow for 2 rear second story decks to encroach into the rear yard setback. (Maximum height allowed – 2.5 stories, Proposed – 3.5 stories; Required rear yard setback – 25’, proposed for 2 decks – 15’ and 20’. (Articles 1305.03, 1318.01, Table A-1, 1325.06)

4. 701 E. Fourth Street
Appeal of Ronald Stauffer for a dimensional variance from the off-street on-premise parking requirements to allow for off-premise parking to increase the current restaurant seating from 12 to 40 patrons. (Required off-street spaces – 11, current on-lot parking – 0, proposed off-premise 12, Articles 1319.01.a.20, 1319.02.g, 1325.06) Owner has credit for 6 on-lot spaces.

Appeal of Angelica Saucedo for a special exception to convert a single family detached dwelling to a day care center. Also, Applicant requests a variance from the on-premise off-street parking requirements and offer parking off-premise. (Required parking on premise – 4; Current on-lot parking 0, Proposed off-premise – 2, Article 1319.02.g, 1319.a.28, 1308.02.c.1 refers to 1306.02.c.3, 1325.07) Owner has credit for 2 on-lot spaces.

Appeal of Wind-Drift Real Estate Associates for a dimensional variance to locate a multi-family development sign within the front yard setback area. (Required setback – 30’, proposed – 5.65’, Articles 1320.07.k, 1305.03, 1318.01, Table A-1, 1325.06)
