2. LAND DEVELOPMENT PLANS

A. (06-007LD) – PRELIMINARY/FINAL LAND DEVELOPMENT PLAN AND SIDEWALK WAIVER REQUEST – FOULK WAREHOUSING, 1235 Easton Road
Ward 16, Zoned HI, plans dated April 6, 2006.
Submission Date: April 17, 2006 Expiration Date: August 10, 2006

The plans propose the construction of a 32,000 square foot warehousing facility, 800 square foot maintenance shed, loading dock, gravel storage areas, a railroad spur and extensions of sewer, water, and electric service.

B. (06-003LD) – PRELIMINARY/FINAL LAND DEVELOPMENT PLAN – PERSONAL CARE FACILITY at 3045-3057 Linden Street – Ward 14, Zoned RR, plans dated February 17, 2006 and last revised May 8, 2006.
Submission Date: March 1, 2006 Expiration Date: August 5, 2006

This plan proposes an 83 bed, 15,390 square foot Personal Care Facility with 31 parking spaces on 2.358 acre lot.

3. WAIVER REQUESTS

A. A request from MACINTOSH-UNITOG LINEN RENTAL SERVICES – 2255 City Line Road, for a waiver from construction of sidewalks along the City Line Road frontage.

4. REVIEW OF SIGNAGE AS PER ZONING ORDINANCE

A. LOWE’S HOME CENTERS, INC., 1245 Martin Court – Zoned IR

Article 1317A.06 of the Zoning Ordinance requires the City Planning Commission to review all modifications to the sign regulations for properties in the IR Industrial Redevelopment District. The Lowe’s Home Center is currently being constructed at the former Durkee site. Since the use is commercial, the signage is reviewed under the Ordinance’s commercial district’s Article 1320.09. The proposal under consideration is the free-standing sign.

5. ZONING AMENDMENTS

Proposed rezoning of portions of the CM (Office Research) Zoning District to create a new district, the CMU (Commercial Mixed Use) Zoning District, generally located at the intersection of Eighth and Eaton Avenues and in the triangular area formed by Schoenersville Road, Eaton Avenue and Eighth Avenue.
