2. LAND DEVELOPMENT PLANS

A. (06-004LD) – PRELIMINARY/FINAL LAND DEVELOPMENT PLAN AND SIDEWALK WAIVER REQUEST – RMS SERVICE CENTER, LVIP VII, Saucon Tract (Lot 29), 240 E. Emery Street – Ward 17, Zoned IR, plans dated February 24, 2006. Submission date: March 13, 2006; Expiration date: July 13, 2006.

This plan proposes a 70,000 square foot office building with 765 parking spaces on a 21.9007 acre lot.


B. (06-002LD) – PRELIMINARY/FINAL LAND DEVELOPMENT PLAN – BONAVENTURE DAY CARE, 1605 Schoenersville Road – Ward 13, Zoned CM, plans dated January 6, 2006. Submission date: February 8, 2006; Expiration date: May 11, 2006.

This plan proposes a 4,670 square foot day care center with 16 parking spaces for 12 employees and 79 children on a .44 acre lot.

C. (06-001LD) – PRELIMINARY/FINAL LAND DEVELOPMENT PLAN – OVERLOOK AT SAUCON CREEK, West Side of Ravena Street – Ward 16, Zoned RG plans dated January 20, 2006 and last revised March 16, 2006. Submission date: January 30, 2006; Expiration date: May 10, 2006.

This plan proposes a total of twenty (20) 2 ½ story condominium townhouse units in 5 buildings, with attached one car garages and driveways as well as common parking areas. The buildings are all located in the 100 year flood plain, therefore, no basements are proposed.


3. WAIVER REQUESTS

A request from Service Tire Truck Center, 2255 Avenue A, for a waiver from construction of sidewalks along the Avenue A frontage.


4. STAFF REPORTS

Act 167 Stormwater Management Plan Water Quality Update. Report by the Engineering Bureau.

5. ZONING AMENDMENTS

Proposed rezoning of portions of the CM (Office Research) Zoning District to create a new district, the CMU (Commercial Mixed Use) Zoning District, generally located at the intersection of Eighth and Eaton Avenues and in the triangular area formed by Schoenersville Road, Eaton Avenue and Eighth Avenue.
