Notice is hereby given that the ZONING HEARING BOARD will meet in Town Hall 10 E. Church Street, Bethlehem, PA, on Wednesday, August 3, 2005 at 7:00 PM, for the purpose of hearing the following appeals.

ALL APPLICANTS MUST APPEAR AT THE MEETING

1. Williams and Aaron Streets
Appeal of Veranda Real Estate, L.P. for dimensional variances from the steep slope requirements and the table of area, yard and building regulations to create a 26 lot subdivision. (Articles 1325.06, 1304.03, Table A-1 – Lots 1 to 25: lot area per dwelling unit – required: 15,000 square feet, proposed: 4,442 square feet. Minimum lot width – required: 100’, proposed: 44.42. Front yard setback – required: 35’, proposed: 25’. Side yard setback – required: 15’ one side, both sides 35’, proposed: 9.2’. Building coverage allowed – 15%, proposed: 19%. Article 1318.29 (Steep Slope) – lots with construction area over 35% slopes: Lots 2, 3, 4, 5, 6, 7, 8, 19, 20, 21, 22, 23 – minimum lot area allowed: 10 acres, proposed: 4442 square feet (*A) Lots with construction areas between 25% and 35% slopes: Lots 1, 9, 10, 11, 12, 13, 14, 15 and 25 – minimum lot area allowed: 4 acres, proposed 4442 square feet (*B). Lots with construction areas between 15% and 25% slopes: Lots 16, 17, 18 and 24 – minimum lot area: 1 acre, proposed: 4,442 square feet.
*A – Allowed impervious coverage: 5%, proposed: 24.4%
*B – Allowed impervious coverage: 10%, proposed: 24.4%

2. 1441 Linden Street
Appeal of Martin Zawarski for a special exception to expand an existing non-conforming office use in a residential district. (Articles 1323.07 & 1325.07)

3. 500 Block of Evans Street
Appeal of Rick and Rose Cantelmi for a special exception to install a parking lot on the property and a variance from the minimum aisle width at the entry/exit drive and at the mid-lot island. (Required width-25’, proposed width-22’ and 19.6’; Articles 1308.02.c.1 refers to 1307.02.c.2; 1325.08.c. and e; 1319.03; and 1325.07)

4. 501-503 E. Fourth Street
Appeal of Rick and Rose Cantelmi for a variance from the off street parking requirements to allow parking for future property uses on an off-premise lot. (Articles 1319.02.g. 1325.06)
