Notice is hereby given that the ZONING HEARING
BOARD will meet in Town Hall
10 E. Church Street, Bethlehem, PA, on Wednesday, June 22,
2005 at 7:00 PM, for the purpose of hearing the following
appeals.
ALL APPLICANTS MUST APPEAR AT THE MEETING
1. 486 First Terrace
Appeal of Dale R. Dech, Inc. for dimensional variances from
the steep slope requirements to construct a single-family
residence on an existing lot. (Articles 1325.06 and 1318.29
(c), minimum lot area – 1 acre, proposed 3600 square
feet per lot; maximum impervious coverage allowed –
25%, proposed – 32.8%). Continued from May 25th

Appeal of Nex Gen Construction for dimensional variances from
the front yard setback and steep slope requirements to construct
a single-family residence on an existing lot. (Articles 1325.06,
Table A-1, and 1318.29 (c) , required minimum lot area –
4 acres, proposed 10,034 square feet, allowable impervious
coverage – 10%, proposed – 21%; required front
yard – 30’, proposed – 10’ and 22’).

Appeal of David and Carolann Cope for a dimensional variance
for relief of the side yard setback requirement to install

Appeal of Thomas and Jama Barker for a variance to allow construction

Appeal of CSC Development, LLC for variances from the clear
sight triangle, parking lot setback to an abutting residential
lot (10’required, 2’proposed), altering the parking
design standards for the former top level non-conforming parking
lot, and to reopen the ground level garage. (Articles 1325.06,
1318.06.b., 1319.03 a and f, required min. aisle width for
one way traffic – 20’, proposed - 16’ to
18’, required min. aisle width for two way traffic–
25’, proposed – 19.57’, required parking
space depth in the garage – 19’, proposed –
18’, required parking lot setback from a residential
lot -10’, proposed – 2’); variance required
for the setback between the proposed multi-family building
and the parking lot (1322.04.f.5., required – 15’,
proposed – 10’)

Appeal of Marc A. Vanic for a special exception to establish
a commercial nursery to an existing greenhouse business, and
variances to ‘heel’ plants on the ground and store
landscape stone and mulch outside a building. (Articles 1305.02.c.1
refers to 1304.c.5, 1325.08.d, 1325.06 and 1325.07).
