Notice is hereby given that the ZONING HEARING BOARD will meet in Town Hall 10 E. Church Street, Bethlehem, PA, on Wednesday, January 26, 2005 at 7:00 PM, for the purpose of hearing the following appeals.

ALL APPLICANTS MUST APPEAR AT THE MEETING

1. 403 W. Union Boulevard
Appeal of Friedman Electric, Inc. for a special exception to change a lawful non-conforming use (Auto Parts Retail/Wholesale store) to an electrical supplies and lighting showroom use. (Articles 1323.07 and 1325.07)

2. 238 W. Goepp Street
Appeal of Silk Mill Realty, LLC for an interpretation of definitions in determining the number of stories in a multi-story building for purposes of calculating the minimum lot area per dwelling unit. (Table A-2, Multi-Family dwellings 3.5 stories or less – lot area/dwelling unit – 3,000 sq. ft.; Multi-Family dwellings more than 3.5 stories – lot area/dwelling unit – 1,200 sq. ft), Definitions for interpretation, 1302.10, 1302.29.f, 1302.35, 1302.85, 1302.38
* In the alternative, a variance from the lot area per dwelling unit for a multi-family dwelling is requested.

Appeal of Wilmer Shaffer for dimensional variances to create a 4 lot subdivision. (Table A-2, Footnote 3, and Article 1325.06) Lot depth minimum required is 100’, proposed lot 2 – 89’, lot 3 – 78’, lot 4 – 67’, total development area required – 6,600 sq. ft., proposed – 5, 062.95 sq. ft.; lot area per dwelling – required avg. 2,200 sq. ft., proposed – 1,265.70 sq. ft.; lot width required – 16’, proposed lot 2 – 14.11’, lot 3 – 14.07’, lot 4 – 13.03’; lot coverage maximum per lot – 50%, lot 4 – 53%)

Appeal of Mike Hummel for a dimensional variance from the side yard setback to construct a third dwelling attached to an existing two family detached dwelling. (Table A-3 required –20’, proposed – 8’)
