Notice is hereby given that the ZONING HEARING BOARD will meet in the TOWN HALL, 10 East Church Street, Bethlehem, Pennsylvania, Wednesday, March 31, 2004 F at 7:00 P.M., for the purpose of hearing the following appeals.

    ALL APPLICANTS MUST APPEAR AT THE MEETING

    1. 529 E. Broad St.
    Appeal of El Shaddai Bethlehem Ministries for a special exception to convert the existing structure (former car dealership use) into a faith-based community center (Articles 1311.02(c) (3) and 1325.07). Also, a variance is required from the off street parking spaces required (Article 1319(a)-(14), (18), (20), (28), 1319.02(g), and 1325.06, required spaces – 169, proposed – 101).

    Appeal of Eric and Tammy Ortwein to combine two abutting lots, and create a 19 multi-family condominium development. Applicant requests the interpretation of a (multi-family dwelling) condominium (Article 1302.29(f) (3)), since a one family detached dwelling will remain on the lot. A variance is requested from the minimum side yard setback for a multi-family dwelling (Article 1325.06 and Table A-1, required – 25’on both sides, proposed – 6.5’ and 4.5’), and the number of off street parking spaces required (Articles 1325.06 and 1319.01- two spaces per dwelling required – 38 provided, proposed – 32).

    Appeal of Allentown Community Development Co. for the following interpretation and variances to subdivide 5.25 acres of land into 57 lots, of which 56 lots will have single family attached dwellings and one lot will have an existing one family detached dwelling. 1. Appellant requests an interpretation that the provisions of Section 1318.29 are not applicable to any land where the finish grade will not be in excess of 15%. 2. Appellant requests a variance from Section 1318.29, development standards for steep slopes. 3. Appellant requests a variance from the side yard setback requirements (Table A-2, required - 20 ft, proposed varies from 12.5’ to 20’). 4.
