Notice is hereby given that the ZONING HEARING BOARD will meet in the TOWN HALL, 10 East Church Street, Bethlehem, Pennsylvania, Wednesday, March 23, 2004 F at 7:00 P.M., for the purpose of hearing the following appeals.

    ALL APPLICANTS MUST APPEAR AT THE MEETING
    1. 1733 Easton Ave.
    Appeal of Matthew and Vicki Kowaleski for a dimensional variance from the side yard setback to construct an addition. (Table A-1 and Article 1325.06, required setback-8’, proposed -1.6’)

    2. 1467 Monocacy St.
    Appeal of Raymond Buttillo for a dimensional variance from the front yard setback to construct a covered front porch attached to a lawful non-conforming structure (single family dwelling is 14’ from the front yard, required is 30’). (Table A-1, Articles 1318.11, 1323.04(a) and 1325.06, required setback-20’, proposed – 7’)

    Appeal of Christ Lutheran Church of Lower Saucon for a special exception to extend the existing non-conforming Church use to conduct a preschool program in the building. (Articles 1323.04(c) and 1325.07)

    4. 424 Center St.
    Appeal of Unitarian Universalist Church for a dimensional variance from the front yard setback to install a free standing sign. (Articles 1320.08(13), 1320.07(k), 1325.06, and Table A-2; required setback-20’, proposed-10’)

    Appeal of Steven J. Miga for a Special Exception to have a motor vehicle sales and service on the premises in a Commercial district. (Articles 1311.02(c) (1) and 1325.07)

    6. 2040 Avenue C
    Appeal of Briad lodging Group, Bethlehem LLC for a use variance to construct a hotel and lodge on the property. Also, a variance is required from the maximum building height requirement and number of stories. (Article 1325.06 and Table A-4, max. allowable height – 35’, proposed-43’; max. allowable stories-2.5, proposed-3)

    7. 1932 Easton Ave.
    Appeal of Domenic A. and Christopher J. Villani for dimensional variances to create a 2 lot subdivision, each lot would have a one family detached dwelling and the designated front yards will be Jennings St. Variances are needed for the following: the lot area per dwelling area for lot 2 - Article 1325.06 (Table A-1, required – 6500 sq. ft., proposed – 5541sq. ft.); the lot depth for both lots 1 and 2 (Table A-2 footnote 3, required – 100’, proposed – 93’); the lot width for lot 2 (Table A-2, required – 60’, proposed – 52.5’).
