PUBLIC HEARING

Notice is hereby given that the ZONING HEARING BOARD will meet in the TOWN HALL, 10 East Church Street, Bethlehem, Pennsylvania, Wednesday, March 3, 2004 F at 7:00 P.M., for the purpose of hearing the following appeals.

    ALL APPLICANTS MUST APPEAR AT THE MEETING

    1. 900 Block of Fire Lane
    Appeal of Wagner Enterprises Ltd for an interpretation relating to man made slopes. Applicant seeks to develop the property with a 3 building 28 multi-unit apartment complex and applicant is determining that all slopes in the area are man made. Therefore the applicant is asking for an exemption from the steep slope ordinance. In the alternative, applicant seeks variances from the minimum lot area when the slope is over 15% and up to 35% (required –1 acre for slopes between 15% to 25%, 4 acres for slopes between 25% to 35%, proposed- 3.66 acres); and a variance from the maximum allowable impervious coverage of the lot (slopes between 15% to 25% allows a max. impervious cov. of 25%, slopes between 25% to 35% allows a max. impervious cov. of 10%, proposed is 31%) , Articles 1318.29(c) and 1325.06.

    2. 902 Fourth Avenue
    Appeal of Vitalistic Therapeutic Charter School of the Lehigh Valley for a special exception to expand a private school in a residential district. (Article 1307.02(c) (1) refers to Article 1304.02(c) (1))

    3. 39 E. Garrison Street
    Appeal of Hanover Group Homes for a variance from the lot area per dwelling unit to construct a 4 unit multi family dwelling 3½ stories and less. (Article 1325.06, and Article 1310.03 refers to Table A-3, required lot area – 8000 sq ft, proposed – 6120 sq ft)
    Record Lot – 60’ x 102’ C-B Commercial District

    All persons interested or those desiring to protest against the allowance thereof may appear and be heard. Plans for above appeals are on file for public inspection in the Zoning Office, 10 East Church Street, Bethlehem, Pennsylvania, during regular business hours, 8:00 a.m. to 4:30 p.m. weekdays.
