PUBLIC HEARING

Notice is hereby given that the ZONING HEARING BOARD will meet in the TOWN HALL, 10 East Church Street, Bethlehem, Pennsylvania, Wednesday, February 25, 2004 at 7:00 P.M., for the purpose of hearing the following appeals.

    ALL APPLICANTS MUST APPEAR AT THE MEETING

    1. N.E. corner of Easton Ave. & East Blvd.
    Appeal of GVH (Easton Ave.) L.P. for a variance from the total development area required to subdivide the commercial (C-S) property into two parcels (Table A-4, required – 2 acres per lot, proposed - 1.56 acres per lot); a variance from the minimum lot width requirement (Table A-4, Parcel A - required – 300’, proposed – 252.1’; Parcel B - required 300’, proposed – 239.5’); a variance is required to permit the side yard setback for the existing building to remain at 6.5’ on Parcel B prior to its demolition (Table A-4, required – 25’); a variance to install a parking area in the R-G residential district of the lot A (not a permitted use under Article 1306.02(a)); a variance from the allowable freestanding signage, (Article 1320.09(a)(3)(III), allowable – 50 sq.ft. proposed – 99.67 sq.ft.); and a variance from the traffic visibility across corners at the East Blvd. exit/entry. (Article 1318.06(b), required setback – 8’, proposed – 0’)

    2. 420 Atlantic St.
    Appeal of John Cheer for a conditional variance to allow the owner/resident of a home professional art studio to have other artists teach and display their craft on the same premises, and also to sell their art work on the property. (Article 1325.06)
    Record Lot – 180’ x 100’ R-M Residential District

    3. 529 E. Broad St.
    Appeal of El Shaddai Bethlehem Ministries for a special exception to convert the existing structure into a faith-based community center, (Article 1311.02(c) (3). Also, variances are needed from the off street parking design standards – spaces required (Articles 1319.01(a) (14), 1319.01(a) (20), 1319.01(a) (28), required spaces – 241, proposed – 101 spaces); relief is also needed from the shade trees requirements for off street parking. (Article 1319.02(j))
    Record Lot – .99 acres C-G General Commercial District

    4. 1100 Grenadier Blvd.
    Appeal of D’Huy Engineering Inc. representing the Beth. Area School District for variances from the following off street parking requirements: Article 1318.06(a) and (b) - (requires 25’ site triangle at the intersection and a clear site triangle of 8’ where the driveway meets the street); Article 1319.03(a) (3) - (aisle width required – 20’, proposed – 17’); Article 1319.03(h) - (no buffer or screening planned abutting residential district); Article 1319.02(j) (no shade trees to be installed).
    Record Lot – 50’ x 260’ R-M Residential District

    All persons interested or those desiring to protest against the allowance thereof may appear and be heard. Plans for above appeals are on file for public inspection in the Zoning Office, 10 East Church Street, Bethlehem, Pennsylvania, during regular business hours, 8:00 a.m. to 4:30 p.m. weekdays.
